SIMPLEBLUEPRINTS Deck Permit Plans

Terms of Service

Effective date: 18 September 2026
Last updated: 18 September 2026
The short version SimpleBlueprints generates deck construction drawings from the property and design information you give it. You get a license to build one deck at the property your set was drawn for. The drawings are not stamped by an architect or engineer, and your building department has final authority over your application. If your department requires changes to a paid set that we cannot provide, we refund you in full. The full terms below say the same things with the edges defined.

1The service

SimpleBlueprints ("we", "us") operates simpleblueprints.xyz, a tool that generates residential deck construction drawings — plan, framing, elevations, details, notes and a site plan — from the design choices you make and the property information you provide or that we retrieve from public records. By using the site you accept these terms. If you do not accept them, do not use the site.

Some drawings are free, including the sample plan library and, during our beta, sets designed in the wizard. Site-ready plans and other paid products are sold at the price shown at checkout. Products sold on Etsy are additionally governed by Etsy's own terms and handled through Etsy's checkout.

2Not professional services

SimpleBlueprints is software, not an architecture or engineering firm. The drawings are generated by our system from published code tables and the inputs given to it. They are not stamped or sealed by a licensed architect or professional engineer, and using the site does not create an architect-client or engineer-client relationship. Some jurisdictions require a stamped set; whether yours does is a question for your building department, and if it does, you will need to engage a licensed professional to review and seal the drawings.

3Your license to the drawings

When you generate or purchase a set, we grant you a non-exclusive, non-transferable license to use it to permit and build one deck at the property the set was generated for. Within that project you may make as many copies as the work needs: for your building department, your contractor, your lender or your own records.

The license does not include reselling or redistributing the drawings, publishing them, using them as a template for other properties, or using them to build at any property other than the one on the set. We retain all ownership of the drawings, the software that produced them, and every derivative of either.

4Purchases, revisions and refunds

Payments are processed by Stripe; we do not store your card number. Prices are shown before you pay.

A purchase covers one property and includes unlimited design revisions for 120 days from the date of purchase. After the window closes, your generated sets remain available to download; further changes do not.

The refund promise. If you submit a paid set to your building department and the department requires changes that our product cannot provide, we will refund your purchase in full. Write to us at the address in section 15 with what the department asked for, and we will either provide it or refund you.

5Your responsibilities

The drawings are only as accurate as their inputs and the public records behind them, and construction is real. You are responsible for: the accuracy of the address, dimensions and design choices you enter; confirming your setbacks and any local requirements with your municipality; verifying all dimensions in the field before construction; obtaining the permit and every required inspection; and construction means, methods and site safety. Every sheet we generate carries the same rule and it is the operative one: the set is not complete until your building department approves it, and your building department has final authority.

6Accounts and acceptable use

You may browse and design as a guest, with limits; an account is required to save projects and to purchase. Keep your account information accurate and your credentials to yourself.

Do not: misuse the service to generate drawings for properties you have no right to build on; scrape, bulk-download or resell the site's content or generated output; probe, overload or interfere with the service; or reverse engineer the generator. We may suspend or terminate access that does.

7Property data and inputs

Lot shapes, parcel records and building footprints come from public records and third-party sources, and they can be wrong, stale or incomplete. Where the site falls back to default values — setbacks are the notable case — the sheets label them as defaults to confirm. Surveys and other documents you upload remain yours; you grant us the license needed to process them into your drawings, and our handling of them is described in the Privacy Policy.

8Intellectual property

The site, the generator, the sample sets, the guides and all other content are ours and protected by copyright and other laws. Nothing in these terms transfers any of that to you beyond the license in section 3.

9Disclaimers

The service and the drawings are provided as is and as available, without warranties of any kind, express or implied, including merchantability, fitness for a particular purpose and non-infringement. We do not warrant that a permit will be issued, that review will take any particular time, that third-party property data is accurate, or that the service will be uninterrupted or error-free. Section 4's refund promise is the remedy we stand behind for a paid set a department will not accept.

10Limitation of liability

To the fullest extent the law allows, we are not liable for indirect, incidental, special, consequential or punitive damages, or for lost profits, arising from the service or the drawings. Our total liability for all claims is capped at the greater of the amount you paid us in the twelve months before the claim and fifty dollars. Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

11Indemnity

You will defend and hold us harmless from claims arising out of your construction project, your breach of these terms, or your violation of law or the rights of others in using the service.

12Termination

You can stop using the service at any time. We may suspend or close accounts that violate these terms. Sections that by their nature survive — the license limits, disclaimers, liability cap and governing law — survive termination. Paid downloads within their entitlement remain available unless the account was closed for violating these terms.

13Governing law

These terms are governed by the laws of the State of New York, without regard to conflict-of-law rules, and disputes belong to the state or federal courts located in New York, which both of us consent to.

14Changes to these terms

We may update these terms from time to time. Where we do, we will revise the "Last updated" date above, and material changes will be noted on the site. Continuing to use the service after a change takes effect is acceptance of the revised terms.
